Transparent Footprint
All lots are restricted to a 30% building footprint from the center out. Outside of the building footprint of your home no trees larger than 20 cm (8 in.) in diameter may be removed. The perimeter of all lots must maintain dense jungle foliage of 7 meters, guaranteeing each lot owner the privacy of a jungle habitat.
Roads
Natural based driving surface, “Sacab” a native material similar to concrete, totally natural without petroleum.
Edges of roads will be landscaped with native flowering flora and fauna.
Development Practices
All jungle vegetation removed during the road building process will be chipped and broadcast back to the jungle floor. This naturally decomposing material becomes humus, an important biological constituent of fertile soil . Humus is formed by the decomposing action of soil microorganisms (e.g., bacteria and fungi), which break down animal and vegetable material into elements that can be used by growing plants. Native flora and fauna in the roadway’s path will be preserved and relocated to the community spaces.
Potable Water
Shallow wells, about 15 to 20 feet below ground surface will provide ample potable water. Rainwater catchment systems are common in home design.

Waste Water
Wastewater will be separated into grey water and septic waste, which will be treated independently in, enclosed multi-chambered charcoal, biodegradable septic system (conforming to new Mexican environmental codes and standards).
Using Clear Cenote Waters
We are currently working with hydrologists who are developing a system utilizing solar power and submersible water pumps to tap the resources of the vast underground river systems feeding the natural ponds and rivers on the property. A model home employing this technology and implementing a full eco design will be constructed shortly.
